We have no affiliation with any other network or any particular lender so we are free to search the entire market in order to find the best possible products to suit your individual needs. The Financial Services Authority We are regulated by the FSA, which is an independent watchdog for the financial services. Our FSA Register number is 300161. Our permitted business is advising on and arranging regulated mortgages and non-investment insurance. Our Services The FSA require us to give you certain information about our services so that you can be sure if they are right for you. Two levels of service are available.

Advice and recommendation. We will complete a detailed questionnaire to discover your precise demands and needs in order to give you appropriate advice. We will then search the whole of the market in order to select the most suitable mortgage product to meet your individual circumstances.

Information only. We may ask some questions to narrow down the selection of suitable products and we will provide full details of these without any advice or recommendation. You will then need to make your own choice about how to proceed.

Once you have decided to apply for a mortgage, we will confirm the level of service you have received in writing and set out all the details of the recommended product and the reasons for our advice. You should keep this, as it will be an important record of our discussions. You will also receive a Keyfacts Illustration explaining all the details of the loan, which will also be confirmed in your lender's formal offer.

We will also provide you with other information relevant to your mortgage needs, covering such items as an explanation of the main repayment methods, the implications of taking out a mortgage and the importance of insurance to give you protection- a full list of this information can be obtained upon request.

Fees You do not have to pay us anything for our services, as we will receive fees from the lender or the insurer with whom we place business. When considering a particular mortgage, you will receive a Keyfacts illustration, which will tell you about any fees relating to it that may be required by the lender, and also what commission we will receive. We will confirm this also in our product confirmation letter.

Personal Data We will treat all your personal information as private and confidential (even when you are no longer a customer) except where we are permitted by Law or where disclosure is made at your request or with your consent in relation to arranging your mortgage or insurance. You have the right of access under the Data Protection Act 1998 to your personal records held on our files. As part of the FSA's duties we may be asked to provide them with access to our customer records in order that they may carry out an audit of our activities.

Service Satisfaction Our aim is to provide you with a first class professional and confidential service. However, we recognize that occasionally there can be misunderstandings and we have internal procedures for handling complaints fairly and speedily. If you wish to complain you should contact The Complaints Officer, 36 Ashley Rd, New Milton BH25 6BB. Thereafter, should the complaint not be resolved to your satisfaction, we will assist you in resolving it by referring it to The Financial Ombudsman Service. Full details are contained within our internal complaints procedure, which is available to you on request at any time.

We are covered by the Financial Services Compensation Scheme. You may be entitled to compensation from the FSCS if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Insurance advising and arranging is covered for 100% of the first £2000 and 90% of the remainder of the claim, without any upper limit. For compulsory classes of insurance, insurance advising and arranging is covered for 100% of the claim, without any upper limit. Mortgage advising and arranging is covered for 100% of the first £30,000 and 90% of the next £20,000 so the maximum compensation is £48,000.
